Product application – PassiveHaus Brick Seal

General:

Apply in accordance with manufacturer’s written instructions.

PassiveHaus Brick Seal shall be applied to external masonry to provide a breathable, water-repellent barrier while maintaining vapour permeability and the natural appearance of the substrate.

Suitable substrates:

• Clay brick.
• Facing brickwork.
• Mortar joints.
• Sandstone and natural stone.
• Concrete block.
• Masonry façades.

Substrates must be mineral, absorbent and suitable for penetration treatment.

Substrate preparation

Substrates shall be:

• Clean and dry
• Free from dust, dirt, efflorescence and biological growth
• Free from surface coatings, sealers or contaminants that may inhibit penetration
• Structurally sound and fully cured

Cracked or defective mortar joints should be repaired prior to application.

Environmental conditions:

• Minimum application temperature: +5°C and rising.
• Do not apply during rainfall or where rain is forecast before curing.
• Avoid application to frozen substrates.
• Protect adjacent glazing and surfaces from overspray or contact.

Application method:

• Ready to use – do not dilute.
• Apply evenly by brush, roller or low-pressure spray.
• Ensure full saturation of the masonry surface.
• Work from the bottom upwards to avoid streaking.
• Avoid ponding or excessive surface build-up.

One coat is generally sufficient due to deep penetration technology.

Curing and performance:

The product penetrates into the masonry substrate where it reacts to form a durable, invisible hydrophobic barrier.

Once cured, the treated surface shall:

• Repel driving rain.
• Remain vapor permeable.
• Maintain original surface appearance.
• Reduce water absorption and moisture-related deterioration.

Coverage:

Coverage rates will vary depending on substrate porosity and profile.

Apply sufficient material to ensure full penetration and effective water repellency.
